What Does Florida Home Insurance Require?

Most Florida homeowners insurance carriers require a 4-Point Inspection before issuing or renewing a policy on any home 20 years or older. Citizens Insurance (Florida's insurer of last resort) requires one for homes 30 years or older, while many private carriers start at 20 years.

The Wind Mitigation Inspection is separate and serves a different purpose: it documents hurricane resistant features of your home that qualify for premium discounts. Virtually all Florida carriers accept or require it, and qualifying homes can potentially see meaningful savings on their annual premium.

What Does a 4-Point Inspection Examine?

A 4-point inspection is a focused evaluation of the four systems Florida insurers care about most. It does not replace a full home inspection. It answers a single question for your carrier: is this home insurable today?

Roof

Covering material (shingle, tile, metal, flat), age, visible condition, and estimated remaining useful life. Insurers want to see a roof with at least 5–10 years of life remaining. Older roofs or those with visible damage are the most common reason a 4-point flags.

Electrical

Main panel type and amperage, wiring materials (aluminum wiring is flagged), and presence of known hazardous panels. Federal Pacific Stab-Lok, Zinsco, and Pushmatic panels are typically rejected by Florida insurers. GFCI and AFCI protection noted where present.

Plumbing

Supply pipe materials (copper, CPVC, PVC, galvanized, or polybutylene), drain materials, water heater age and condition, and visible leaks or damage. Polybutylene pipe is flagged by most Florida carriers due to its failure rate.

HVAC

System age, make, model, functional condition, and whether heating and cooling are operating as intended. Most carriers flag HVAC systems beyond useful life. We note both the air handler and condenser unit.

A 4-point is an assessment of the four major systems. It documents their current condition and lets your insurer decide what to do with that information. That said, certain findings commonly raise flags: roofs with less than 5 years of remaining useful life, Federal Pacific Stab-Lok or Zinsco panels, polybutylene or galvanized plumbing, and water heaters and HVAC systems beyond useful life. How a Wind Mitigation Report Saves You Money

Florida insurers are required by law to offer premium discounts for homes with verified hurricane resistant features. Our inspector documents those features using the Florida OIR-B1-1802 form, the state standard wind mitigation report accepted by every licensed carrier in Florida.

Roof Shape

Hip roofs (all sides slope down to the walls) earn the largest premium credits. Flat and gable roofs earn fewer or no credits for shape. If your roof is hip, this alone can generate significant savings.

Roof Deck Attachment

How the plywood or OSB decking is nailed to the rafters. 8d nails at 6-inch spacing provide stronger attachment than 6d nails and earn better credits. Stronger decking means less chance of the roof blowing off in a hurricane.

Roof-to-Wall Connections

How the roof structure ties to the walls. Clips, single wraps, double wraps, and structural anchors provide progressively stronger connections. Double wraps and anchors earn the highest credits and are most common in homes built post-2001.

Opening Protection

Impact-rated windows, doors, and garage doors (or permitted storm shutters) provide the largest single savings opportunity. A home with full opening protection (all windows, all doors, garage) can earn $500+ per year in credits.
